Hurts my feelers to be working so hard and preaching and help try to be helpful and had a couple of people talking crap on a local Smoky Mountain Facebook group. What are we doing? [00:02:03] I just came in from outside dropping my kids off because I'm a real person with real kids and they're awesome and I'm. And I. I said I'm gonna leave those sunglasses on because they look cool. You know why I did it, to be honest with you? Because I watched a Joey Bro reel earlier and he had his sunglasses on. I thought he looked cool. I think he's awesome. Funny as hell, Joey Bro. If you're not following him on Instagram, shout out, man. Shout out to Joey Bro.
[00:02:27] Love that dude. He's hilarious. And he's being himself, man. He's being real. That's why I love him. And I'm being real right now too, baby. I thought I looked cool in these sunglasses. What's wrong with that? And reason I say they're my pink eye sunglasses because one time I was in New Mexico with family and mother in law and I got pink eye from one of the children. You know how that happens. And mother in law had these sunglasses and she let me borrow them for pink eye. And I was lucky enough that she didn't want them back because I thought they were pretty cool. And you know how with sunglasses and I know we're way off topic here, but I'm just, I'm just going, all right, so just let me go.
[00:03:07] With sunglasses you lose. I lose them all the time. So I don't like to get nice sunglasses. I have like two pair of really nice sunglasses. I have one pair of crew from New Orleans. Love those. And then I've got a decent pair of Ray Bans. I don't like those nearly as much as I do the crew. And the rest of my sunglasses are just cheap gooders because I lose them all the time.
[00:03:29] Or short term shop sunglasses that are, you know, they're, they look cool but they're, you know, they were cheap or whatever. And I'd be happy to give you a pair of short term shop sunglasses if you want to come to my office someday in northwest Florida.
[00:03:42] Anyway, she didn't want them back because I had them with pink eye and I still have them. This was years ago. It was probably two years ago. And these sunglasses just keep finding their way back into my life. So here they are. Anyway, let's have some positivity on the local Facebook groups. I am just as much Tennessee as anybody in those Facebook groups. I hate to even bring up this negativity, but I know there's gotta be at least one or two people listening to my show that hang out in those groups. I'm a real dude. I'm just trying to help you. Why are we talking crap? I'm just trying to help. I'm really good at this and I like to share my experience. It's really as simple as that. And if you end up buying a house with the shop, that's cool too. And our real estate agents would appreciate the business.

[00:06:11] But it's exactly like, here's what it's like. And I haven't even gotten to the point of this week's show yet. And there may not be a point. We may just rock and roll with these damn Joey bro sunglasses all morning long or all day long or whatever time you're listening. And that's going to be just fine. Because what do you. What would you rather do? Talk about the tariffs? I don't want to. I mean, we might a little bit today, but I'd rather not. Something tells me it's going to come up. I'm going to write that down, actually. I'm going to call this the tangent show, the open conversation show. I'm writing it down. Tariffs. I'm out of my little mini notepads. They are all full because I take notes so that I can process my feelings and send them your direction to hopefully help you out. Because guess what? I hate to tell you, but Luke's calendars are looking good, man.
[00:07:02] All right? My calendars look good because I work hard.
[00:07:08] Year to date, I am up $5,300 over last year.
[00:07:14] That's across the same properties last year. And this year. I do have one more property this year than I did last year. Not included in that I think. I don't know if that was included or not, but it just literally went live, like, three days ago. So it probably wouldn't be included in. There wouldn't be anything to include anyway.
[00:07:33] Which I do need to talk about that new property. I'll probably do that on another show because I can already tell I'm going to go long today. All right, so here's what. It's like talking on Facebook. Pardon my language. Sorry about that. Because I do want this to be family friendly. The kids are the only thing that matters. Family is the only thing that matters.
[00:07:51] Okay? But here's what it's like.
[00:07:54] You. You get a. A new property up and running. Forget that. Go back even further. You spend all your time and money, all your time saving your money, working hard, busting your hump to come up with that down payment. If you're anything like me, you had to kill yourself to get those down payments. I know there's some folks out there that just have some dough, and there's nothing wrong with that. And we shouldn't be crapping on people for having dough because that's what poor people do.
[00:08:17] And I would prefer to not be a poor person because I've been one before, and it's not that fun.
[00:08:25] So we save our pennies, we work our rear end off, and we get to the point where we've got a down payment. It took us years to get to this point of kicking and screaming and working hard.
[00:08:38] We buy that house. The process is. Is brutal. Got to find a good agent.

[00:08:49] that's a good agent right there. Then you got to find insurance. Then you got to figure out how to manage it. You got to come to Luke's management Monday. You got to join Short Term Shop plus you got to do all this stuff.

[00:09:56] You got your insurance, you got this, you got that. You got a golf cart rented, you got the countertops that you liked. You got blah blah, blah, blah blah. And it was a huge pain in the ass. And you spent more money than you thought you were going to in this, that and the other. Then you open up for business and the first guest comes in there and they crap all over you.
[00:10:18] It's, you know, it's. It's part of life. And it's possible that that could happen.
[00:10:25] So again, I got my feeler cert on a Facebook thread on East Tennessee and I shouldn't even be mentioning it. And it doesn't matter. I don't think that. Don't go looking for. It's not even there anymore. But I'm just here to help. I'm here to help. I want you to know that Luke cares about you.

[email protected] One more thing I want to talk about today as we're already like 15 minutes deep on this show about nothing. It's like Seinfeld.
[00:13:35] I'd like to talk about peace of mind in vacation rental markets. Something blew my mind the other day when I was on the way home from one of my rentals checking on something I was putting a new thermostat. Actually something that comes up often is deadbolts and noobs in particular are always worried about their deadbolt and keeping the house secured and locked and safe, et cetera or whatever. I don't think they're even really thinking about it why they need a deadbolt. But something that was brought to my attention was the fact that I would prefer that my houses in my vacation rental markets. Now I'm totally joking right now, but you'll get. Just, just bear with me.
[00:14:13] I would prefer they don't even have locks on the damn doors. My goal is to get people in to the house, not to keep them out of the house. I get paid when people get into the house, therefore I would like to deadbolt. Be an easy situation. Now obviously the folks need to feel safe at night and I got to thinking about the fact that where my vacation rentals are located, I have no problem leaving the doors literally unlocked. Now I'm not doing that when guests are coming, etc, but like if I'm running to the store or something, I even thought to myself, here's how, here's how it came about. I was on the way to the store to pick something up, working on this new house and I forgot to lock the door. And I thought about it on the way to the hardware store. I was like, oh you know what? I left that door unlocked. Who cares? It's in a fantastic area. Nobody's going to do anything stupid and we don't have that in most cases in long term rental.
[00:15:12] Matter of fact, with some of my long term rentals it's not uncommon for me to get a message or something that somebody broke into something because the areas are not necessarily as good as nice as they're going to be. In a vacation town, we're spoiled. In vacation towns, people want to talk crap about it. It's saturated.
[00:15:34] Me, me, me, me, me, me, me. All I hear is excuse, excuse, excuse. That's all I hear. And furthermore, if you're looking for a deal, like I was talking to an old school real estate buddy of mine, old school dude, been around a long time, ex military guy, went full time real estate a number of years ago and I've, I've known him for years.
[00:15:56] Called me up out of the blue the other day and he started telling me about it. Some new rentals he was getting going. And he likes lower budget stuff, low income stuff, Section 8 stuff.
[00:16:06] And he likes that stuff, in my opinion, from an outsider's, bit of an outsider's perspective, because he can get a better deal.
[00:16:16] A deal. This particular gentleman I'm talking about is a deal hunter. That's what makes him happy, that's what gets him excited.
[00:16:25] He wants to buy a house that's worth $75,000 for $35,000.
[00:16:33] And there's nothing wrong with that. But I'll be honest with you, I'm done with those $75,000 houses. That's a lot of work. I don't want to deal with the, the riffraff and the in the neighborhood type stuff that comes with that.
[00:16:46] But if you're looking for a deal, if you're one of those people that's looking for an ultimate, mega, ultimate deal of all time, because there's a lot of you out there and there's nothing. I'm not saying there's a damn thing wrong with that. There ain't a damn thing wrong with that.
[00:16:58] But if you're looking for the ultimate mega, ultimate deal, the deal that you're going to talk about at the Thanksgiving dinner table, that the people that don't do real estate will actually listen to your stupid story, if that's what you're looking for, you're probably looking at some lower income stuff, lower dollar stuff, because there's a reason why nobody wants to touch that $70,000 house because it's in a bad neighborhood and it needs a bunch of work location, location, location. So that just kind of comes with it in short term rental. And this gentleman I'm talking about does have a few vacation rentals.
[00:17:38] And I guarantee you he didn't get that kind of a deal on the vacation rentals as he did on those, those low dollar rentals.
[00:17:49] So I have two points I want to make about this subject. If you are new to rental Real estate. And you've gotten into this whole vacation rental thing somehow, some way, because it sounded more appealing to you than doing a rental for 700amonth. The long term, you need to ask yourself what kind of a deal you're looking for. I'm not saying you should not. You should settle. You should always, you know, if you're looking for a deal and not everybody is, but because a lot of people are just looking for a house to use for their family, a lot of people don't even care if it loses money. And there's nothing wrong with that either. I hate to tell you, there's way more wealthy people out there in the world than you think there are.
[00:18:34] They're out there, there's a lot of them.
[00:18:37] And you can keep hanging out with your loser broke friends or you can go hang out with some wealthy people.
[00:18:43] Hard truth. Sorry, you can hate on me all you want. And you Facebook people, you can put potatoes gonna potate. And there's nothing I can do about that. Potatoes are gonna potate.
[00:19:03] All right, again, tangent after tangent after tangent. But I'm fired up today. So if you're just getting into rental. I'm sorry, I'm sorry to the sweet, lovely, hard working folks that are getting into this and they're listening to me doing all these crazy rants today. But if you're just getting into vacation rental for the first time for whatever reason, or rental real estate for the first time, you've decided that vacation rentals are maybe a better idea for you, you may need to keep in mind that if you're looking for that ultra mega deal of the century, it's probably not going to happen in the vacation rental space.
[00:19:38] You can get great deals if you work hard and know what you're doing and take your time.
[00:19:46] See, that's another thing. I'm way off on another tangent because I got to get back to that. Hold on, I got to write a note down here. Take your time. Take your time. Be patient. That's what, that's the problem. Okay, I'm gonna get back to my original point. I will, I promise. But I see it all the time. Somebody just finally getting into rental real estate for the first time, finally took a couple of steps to get going and they're. Luke, I can't find a deal.
[00:20:10] Nothing makes any money. Well, you've been looking for a week, dude, what'd you expect?
[00:20:17] So that you're contradicting yourself there because it takes time and effort, a lot of time and effort to find a deal.
[00:20:26] Whatever, whatever a deal is to you, it does takes a lot of time and effort.
[00:20:33] So if you're jumping into this saying, oh, I'm, I'm, I'm gonna go buy a house, and then after a week you're ready to give up because you didn't find one that like fit your buy box, dude, what are you thinking? I mean, it could take you a year.
[00:20:45] Can you find one right away? You sure as hell can.
[00:20:49] Can it take a year and a half? It sure as hell can.
[00:20:54] So if you're in a hurry and you're complaining about not finding a deal, chances are you don't even realize you're in a hurry. You just didn't even know that this was a difficult thing to find a deal.
[00:21:08] But you need to slow down, take your time. And then you do need to ask yourself, is vacation rental for me, knowing that I'm probably not going to get the ultimate deal of the universe, the ultimate deal of the universe is going to be in that lower rent range.
[00:21:27] And there's a reason for that. Not as many buyers. There's not as many buyers.
[00:21:32] In general, a vacation rental in a vacation town is a pretty desirable asset.
[00:21:40] Again, I hate to say it, but there's no, there's not really a, a limited supply of wealthy ass people looking for a beach house.
[00:21:52] And God bless them, they worked hard to get there. All right? So if you want a deal, you may consider looking at a lower dollar asset class. If you want a smoking, smoking, smoking deal.
[00:22:05] But again, just to give a sales pitch to this vacation rental thing, because I love them. I just bought one. I just bought one. Another one. I love them.
[00:22:13] And did I get the absolute ultimate deal of the century Universe Nation, the best deal on the planet Mars? Probably not, but it's. I thought it was a great deal. I thought it was a good deal.
[00:22:27] And if I have to run to the hardware store and my damn deadbolt's unlocked, I ain't worried about somebody breaking in and burning my kitchen down.
[00:22:35] It's a nice trade off.
[00:22:37] It's a nice trade off. So we talked about a lot of things today.
[00:22:43] I dabbled in the tariff thing. I'm not going to get into that. I don't know what the hell's going on there. I'm not qualified to talk on that subject. I will give you a podcast to check out. I like this guy, Logan Motishami. He's fantastic. I think I got his name right. Is it Logan? The funny thing is, I think I got his, his hard name right. And his. It may have gotten his easy name wrong, his first name, but I think it's Mot. Definitely motishami. I think it's Logan Motashami. This guy's great.
